How a real estate commission is split
Your take-home is the sale price times your side's rate, minus any referral fee, times your split, minus flat fees.
Brokerages usually take the referral or lead fee off the top, then split what is left. Flat fees such as transaction, franchise or errors and omissions fees come out of your share.
Taxes come after all of that, and as an independent contractor you pay them yourself.

What agents actually earn
The typical Realtor closed 9 sides and earned a median $59,200 gross in 2025, per NAR's 2026 Member Profile.
That works out to roughly $6,600 per side before expenses. Median business expenses were $9,530, and 86% of Realtors are independent contractors.
Average commission rates in 2025 and 2026
Redfin measured the average buyer's agent commission at 2.42% in the third quarter of 2025, up from 2.36% a year earlier.
Since NAR's settlement rules took effect in August 2024, buyer agents agree their pay in writing before touring. Check your own listing and buyer agreements rather than assuming a standard rate.
