Zillow leads cost real estate agents in two ways in 2026. The two ways Zillow charges
Zillow now runs most of its leads through Zillow Preferred, a pay-at-close program, and still sells legacy Premier Agent connections by ZIP code.
Flex became Zillow Preferred on October 15, 2025, and every Flex agent moved over. Zillow said on its August 2026 earnings call that Preferred handled 61 percent of its connections in the second quarter of 2026, and it aims for more than 75 percent by the end of the year.
Legacy advertising covers the rest and is shrinking.

What a Zillow Preferred deal costs you
On a $400,000 sale at 2.5 percent, Zillow Preferred takes $1,500 to $4,000 of your $10,000 commission before your broker split.
Zillow calculates the fee on your full gross commission. Broker splits and transaction fees cannot be deducted; only client credits shown on the settlement statement can.
At the 40 percent band and a 70/30 broker split, you keep about $4,200 of the $10,000.

At Zillow's own averages and a 4 percent conversion rate, one legacy closing costs about $5,575 in a major metro and $3,475 elsewhere.
That is 25 connections per closing at $223 or $139 each. The Close reports agents spending about $1,000 a month or more in major metros and $300 to $500 in smaller markets.

What Zillow expects from Preferred agents
Zillow Preferred requires Follow Up Boss and tracks your pickup rate, conversion and Zillow Home Loans pre-approvals.
