How Realtors Show Up in ChatGPT and AI Search
AI assistants recommend agents they can find and trust across the web. Keep your Google Business Profile and your Zillow, Realtor.com, Homes.com, Yelp and BBB profiles complete and current, earn reviews that name your town, post often, and make sure your website lets AI search crawlers in.
Where ChatGPT and AI search find agents
An AI answer is built from what the assistant can read about you: directory profiles, reviews, your website and recent posts.
- ChatGPT search reads the web with OpenAI's search crawler, OAI-SearchBot. Sites that block it can be left out of ChatGPT's search answers.
- Google's AI Overviews and AI Mode draw on Google Search, so your Google Business Profile and reviews carry straight over.
- Perplexity reads the web with its own crawler, PerplexityBot.
- Zillow has had an app inside ChatGPT since October 2025, and it sends buyers to Zillow's tour request, so your Zillow profile sits in that path too.
Seven steps to show up in AI answers
Most of what gets an agent into AI answers is ordinary profile work, done completely and kept current.
These steps follow the advice Bobby Kerr, founder of LOC8, gave agents in RealEstateNews on September 28, 2026.
- 01Be everywhere clients look: Google Business Profile, Zillow, Homes.com, Realtor.com, Yelp and the Better Business Bureau.
- 02Show your experience: license, years in the business, areas served and sales, the same on every profile.
- 03Tell your own story. Generic bios blend into every other agent's.
- 04Control what you can: add photos and videos to your Google profile and answer the questions people leave there.
- 05Post regularly. AI tools favor recent activity, and a stale profile looks inactive.
- 06Edit anything an AI writes for you so it sounds like you.
- 07Ask for reviews that mention your name, your town and what you did well.

A review that names your town, the neighborhood and what you did is far more useful to an AI answer than "Great agent!"
Send the request within a few days of closing, while the client is happiest. Here is a text you can adapt.
Check your website settings
Your website should let AI search crawlers in and state the plain facts about you in text.
73% of Realtors have a business website, but the typical Realtor got no inquiries from it in 2025, per NAR. Treat your site as a fact sheet AI can read, and your reviews and profiles as the main event.
- Check your robots.txt file does not block OAI-SearchBot, PerplexityBot or Googlebot.
- Put your name, brokerage, license number, areas served and years in business in plain text, not only in images.
- Add an about page that tells your story in your own words.
- Use the same name, phone number and brokerage everywhere you are listed.
Test it yourself every month
Ask the assistants the questions your clients ask, and note which sites they cite.
- 01Ask ChatGPT, Google and Perplexity: "Who are the best real estate agents in [town] for first-time buyers?"
- 02Try a few versions: sellers, condos, relocation, your neighborhood.
- 03Write down which websites each answer cites. Those are the profiles to fix first.
- 04Repeat monthly. Answers change as new reviews and posts come in.
What does not work
Mass-produced AI posts and pages stuffed with keywords tend to hurt more than they help.
Google's spam policies name scaled content abuse: publishing many pages made mainly to rank, whether written by people or by AI. One honest post a week about your market beats a hundred generic ones.
