Open House Follow-Up Texts: Same Night, Day 2 and Day 7
Send the open house follow-up text the same evening. Use their name, mention one thing they said or looked at, and ask one question. Visitors with their own agent get a courtesy note. Neighbors get a sales update. Buyers without an agent get the full follow-up: same night, day two with new listings, day seven with a direct question.
Same-night texts
The same-night text works because the visitor still remembers the house and you.
- Hi [Name], it's [You] from the open house at [address]. What did you think of [feature they looked at]?
- Hi [Name], you asked about [question]. The answer is [answer]. Anything else I can find out?
- Hi [Name], thanks for coming by. Is [address] close to what you're after, or did it miss on something?
If they already have an agent
A visitor with an agent gets one courtesy text and no more, which is both the rule and good manners.
Do not keep marketing to a buyer who told you they have an agent. Their agent is the next text.
- Hi [Name], thanks for visiting [address]. If your agent wants the disclosures or the offer instructions, I'll send them over.
If they are neighbors
Neighbors are future sellers, so the follow-up is a sales update, not a buyer pitch.
- Hi [Name], thanks for stopping by. I'll text you when [address] sells and what it went for. Curious what yours is worth too?
- Update for the street: [address] went under contract in [days] days. Want the details?
Day 2 and day 7
The day-two text brings something new, and the day-seven text asks the direct question.
- Day 2: Two homes like [address] are coming up this week. Want me to send them before they hit the sites?
- Day 2: I pulled what homes near [address] sold for. Here are the three closest.
- Day 7: Are you actively looking right now, or more like spring? Either way I'll send the right ones.
- Day 7: Are you pre-approved yet? If not, I know two lenders who answer their phones.
The rules for texting clients and prospects
Federal law treats marketing texts like calls, so the quiet hours and do-not-call rules apply to texts too.
Under the Telephone Consumer Protection Act, no marketing texts before 8 am or after 9 pm in the recipient's time zone, and some states set tighter windows. Text people who contacted you or gave you their number.
Before you text a number that did not reach out to you, check the National Do Not Call Registry and your state's rules. Violations can cost $500 to $1,500 per text.
This is not legal advice; ask your broker.
Who sends these after a long Sunday
Open house leads go cold because the agent gets home tired, not because they did not care.
Sifta reads your sign-in sheet or notes, drafts each same-night text in your voice with the detail they mentioned, and sends it to you to approve. Then it keeps the day-two and day-seven texts coming. Sifta Pro is $199 a month.
Three ways to start
You can text Sifta, get a free Leak Report on your own inbox, or read the pricing page.
Text Sifta and ask it for comps on any address. Or connect your Gmail or Outlook for the free Leak Report: it reads the last 90 days and shows you the leads, offers and lender messages that got no reply.
Or see pricing. Sifta Pro is $199 a month.
If Sifta doesn't catch something worth more than the price in week one, you don't pay.
