The rule behind every script

A Zillow lead is on the listing right now and will be on the next listing in three minutes, so every text has to be short, use the address, and give them one thing to do.

Zillow tells Premier Agents to reply within two minutes. The lead often filled in the form on four listings. The agent who replies first with something specific wins the showing; the agent who replies at 39 minutes with 'Hi, how can I help?' does not.

Minute two: the first text

The first text is their name, the address, one question and one real showing time.

'Hi Jenna, it's Jordan with Rowhouse Realty. Saw you asked about 114 Maple. Are you looking to see it this weekend? I can do Saturday at 1 or Sunday at 11.'

'Hi Marcus, Jordan here. 482 Benson is still available. Is this your first look in the neighborhood, or have you seen a few? I'm free to walk it Saturday at 1.'

Day one: the call, then the text

Make one call on day one, leave a short voicemail, then text so the call is not lost.

Voicemail: 'Jenna, it's Jordan. Calling about 114 Maple. Two similar ones just came up, I'll text them over.'

Text: 'Just left you a voicemail about 114 Maple. Sending two similar ones now. Saturday at 1 still open if you want to see any of them.'

Day three: the comp

On day three send a real number about a real house nearby, and offer to do the math on the one they asked about.

'The one on Ridge Ave, same layout as 114 Maple, just closed at $612k. Want me to pull what Maple should go for before you see it?'

Day seven: the answer

On day seven answer the question they asked or the one they would ask: schools, commute, HOA, taxes, flood zone.

'Quick one on 114 Maple: it's zoned for Lincoln Elementary (rated 8), taxes ran $6,140 last year, no HOA, not in a flood zone. Anything else you'd want to know before seeing it?'

Day fourteen: the direct question

On day fourteen ask the question straight, because either answer is useful and silence is not.

'Jenna, are you still looking, or should I check back in a couple of months? Totally fine either way, just want to send you the right stuff.'

Month two and after: the monthly touch

After two weeks, one useful text a month until they are ready, and it has to be a real thing, never a check-in.

'New one just listed two streets from Maple, same price range, bigger yard. Want the link?'

'Maple dropped $15k. Still interested?'

'Quick market note for 19125: eleven sold last month, median $598k, about 19 days on market. Ping me when you're ready.'
