Realtor Scripts: What to Say in Every Conversation
Good realtor scripts are short, specific and end with one question. Use them as a starting point and change the words until they sound like you. Below are the best scripts for each conversation an agent has: prospecting calls, door knocking, expired listings, FSBOs, new leads, after showings, open houses, past clients and referral asks.
Scripts by conversation
Each conversation has its own page with full scripts, follow-ups and what to say when they answer.
| Conversation | The opening line | Full scripts |
|---|---|---|
| Cold call after a sale | I just helped sell a home on [street] and I'm letting neighbors know. | Real estate cold calling scripts |
| Expired listing | I saw [address] came off the market. Want my honest take on why? | Expired listing scripts |
| For sale by owner | I have a buyer looking in [area]. Would you work with a buyer's agent? | FSBO scripts |
| New online lead | Saw you looked at [address]. I can show it [day] at [time]. | Zillow lead follow-up scripts |
| After a showing | What stuck with you most at [address]? | Real estate text message scripts |
| Open house visitor | What did you think of the backyard? | Open house follow-up texts |
| Past client | Happy home anniversary. Two years already. | Real estate text message scripts |
What makes a script work
A script works when the other person hears a reason that is about them in the first sentence.
- Lead with something specific: an address, a sale, a buyer, a date.
- Ask one question. Then stop talking.
- Ask permission before the next step: can I text you the numbers?
- Write down what they said. The next conversation starts there.
Objections you will hear
The same five objections come up in most conversations, and a short, honest answer beats a clever one.
- I'm not ready yet: Makes sense. When do you think you might be? I'll check in then, not before.
- I already have an agent: Great. I won't step on that. Good luck with the move.
- What's your commission?: It depends on the plan for your home. Can I show you the plan first, then the number?
- We'll sell it ourselves: Plenty of people do. If it sits past 30 days, save my number.
- Just send me something: Happy to. What would actually be useful, sales near you or what yours might sell for?
Remembering the conversation is the hard part
Scripts get you the first reply; remembering what each person said and following up on time gets you the deal.
Sifta is the AI assistant for real estate agents that does that from your texts. It remembers every conversation, and drafts the next message in your voice when it is due. Sifta Pro is $199 a month.
Three ways to start
You can text Sifta, get a free Leak Report on your own inbox, or read the pricing page.
Text Sifta and ask it for comps on any address. Or connect your Gmail or Outlook for the free Leak Report: it reads the last 90 days and shows you the leads, offers and lender messages that got no reply.
Or see pricing. Sifta Pro is $199 a month.
If Sifta doesn't catch something worth more than the price in week one, you don't pay.
Frequently Asked Questions
What should a realtor say on the first call?
A specific reason for calling about them, like a nearby sale, then one question. Keep it short and ask permission to follow up.
Do realtor scripts work?
Yes, as a starting point. Agents who sound like themselves and follow up consistently do better than agents who read a script word for word.
What is the best script for expired listings?
Name the address, show you looked at the listing, and offer one specific reason it did not sell. See the full expired listing scripts page.
How do I handle 'I'm not ready yet'?
Agree, ask when they might be, and follow up then with something useful. Most deals come from people who said not yet.
