Built for real estate agents

Follow Up Boss vs GoHighLevel for Real Estate Agents

Follow Up Boss is a real estate CRM that routes leads from Zillow and 200+ other sources out of the box, at $69 per user a month. GoHighLevel is an agency marketing CRM, $97 a month plus usage, that you or a consultant set up for real estate. One is ready on day one; the other is a kit.

The short answer

Follow Up Boss knows what a real estate lead is; GoHighLevel knows what a funnel is.

Pick Follow Up Boss if you want real estate lead routing that works the day you connect your lead sources, and you would rather sell houses than build software.

Pick GoHighLevel if you are comfortable building your own funnels and automations, want unlimited users on one flat plan, and want AI that answers calls and texts.

The real difference

GoHighLevel starts blank, and that is both its strength and its cost.

Follow Up Boss comes ready for agents: Zillow and other lead sources flow in, routing rules send each lead to the right agent, and follow-up plans start.

GoHighLevel has funnels, websites, texting, calling, email and AI chat and voice, with no MLS, IDX or transaction features built in. Agents who like it built their own real estate workflows or paid someone to.

Its own reviewers describe a large learning curve.

Price

GoHighLevel's plan price is the floor, not the bill: texts, calls, email and premium AI are metered.

A solo agent pays $69 a month for Follow Up Boss, or $108 with calling, with no usage charges on texting. GoHighLevel's Starter plan is $97 a month with unlimited users, plus usage for phone, texts, email and premium AI, and $50 or $97 more a month if you add its AI Employee.

For a big team, one flat plan with unlimited users can come out lower. For a solo agent, the setup time is the real cost.

What agents complain about

The top complaint about Follow Up Boss is "The phone app is slower than the desktop CRM"; about GoHighLevel, "A steep learning curve".

Follow Up Boss: "Follow up boss as a browser and system is incredible. The app is atrociously slow." (App Store review, August 2026)

GoHighLevel: "Because there's so much that you can do with this software, there is a large learning curve." (Capterra review, February 2026)

AI

GoHighLevel's AI answers calls and texts by itself once it is set up; FUB AI drafts for you.

GoHighLevel sells Conversation AI and Voice AI that answer texts and calls, and an AI Employee add-on that runs them around the clock. FUB AI drafts replies, suggests tasks and summarizes calls for you to act on, and it is included in the price.

GoHighLevel's AI does more on its own, after someone builds the workflow it runs.

Using both, or switching

We did not find a documented integration between the two.

Neither company's pages list a native connection as of September 2026. If you switch in either direction, plan on exporting contacts and rebuilding your follow-up plans by hand.

What neither one does

Whichever you pick, somebody still has to do the work the CRM reminds you about.

FUB AI drafts and suggests inside Follow Up Boss. You still open the app, find the lead and press send, and deal work like the lender's letter or the inspection date is not what the AI is built for.

GoHighLevel's AI can answer a lead once someone builds the workflow. The deal work once the lead is booked is still yours.

Sifta works beside either one. It connects to your Gmail or Outlook and your calendar and runs by text.

It drafts replies to portal leads in your voice with real open times and texts them to you to approve, tracks the deal dates it finds in your email, joins the group text with your client to book showings, pulls comps on any address, and briefs you each morning.

It is not a CRM, it does not make phone calls, and it does not replace Follow Up Boss or GoHighLevel. If your CRM gives you an email-in address, Sifta can copy the lead replies it sends there, so your CRM can log them. Sifta Pro is $199 a month.
