Custom GPTs Are Retiring: What Real Estate Agents Should Do Before Dec. 11

OpenAI announced on Sept 11 that custom GPTs are being retired, with Dec. 11, 2026 as the planned date. If you built a GPT, you can move it to a plugin once migration reaches your account. If you use someone else's realtor GPT, you can't; its creator has to publish a replacement. Here's what to do now.

What's happening

OpenAI is replacing custom GPTs with plugins, which can bundle reusable instructions with connected apps.

Announced Sept 11, 2026, and it affects all ChatGPT plans.
Retirement is planned for Dec. 11, 2026 for Enterprise workspaces, and OpenAI says other plans are expected to follow the same timeline. Follow the notice on your own account.
Your GPTs keep working until then. At retirement they stop running and leave the GPT directory.
Personal accounts (Free, Go, Plus and Pro) already can't create or publish new GPTs.
In Enterprise workspaces, creating new GPTs is planned to end Oct. 26. These dates have already moved once.

If you built a GPT: how to migrate

When migration is available for your account, it takes a few clicks from My GPTs.

If you don't see the option, OpenAI says migration may not be available to your account yet. After you migrate, the original GPT becomes read-only and you can't delete it.

01Go to My GPTs.
02Choose "Migrate to plugin" on the GPT.
03Review the details and follow the steps to create the plugin.
04Test it with your usual prompts and one hard case. OpenAI says it may respond differently.
05Share it. A migrated plugin starts private.

If you use someone else's realtor GPT

You can't migrate a GPT you don't own; OpenAI says to check the GPT's notice and its creator's guidance about a replacement.

Agents were taught to build and share GPTs. HousingWire ran a how-to in July 2025, Inman recommended ready-made realtor GPTs in October 2025, and Tom Ferry's team published custom GPTs for agents in 2024.

Those guides were written before the retirement and don't mention it.

If one of those GPTs is part of your week, save your best prompts and a few sample outputs now, and ask the creator what replaces it.

Whether you built GPTs or only used them, ten minutes now saves a scramble in December.

If you only use someone else's GPT, you can't see its instructions or files. Save your best prompts and a few sample outputs, and ask the creator what replaces it. If you built it, do this:

01Copy each GPT's instructions into a document.
02Download its knowledge files: listing templates, scripts, brand guides.
03Write down the conversation starters you used.
04List what each GPT actually did for you. Many were one good prompt.
05Rebuild the useful ones as a plugin if your plan has plugins, or keep the prompts in a ChatGPT project.

A good time to rethink

Most realtor GPTs wrote things; the work that loses deals is follow-up, and a GPT never did that on its own.

In NAR's 2026 survey, 75% of agents who use AI use it for listing descriptions and 52% for email and follow-up. A GPT could draft the email.
